Completion day is the final milestone of your home-buying journey. It’s the moment the legal transaction concludes, the balance of funds changes hands, and you officially become the owner of your new property.
While much of the day involves administrative and banking processes happening behind the scenes, it culminates in the moment you’ve been waiting for: collecting the keys to your new front door.
The financial relay race
The process typically begins on the morning of completion with a coordinated series of bank transfers. Think of it as a relay race where the baton is the purchase price.
Your mortgage lender releases the mortgage funds to your solicitor’s client account. Your solicitor then combines these funds with your remaining personal contribution (the balance of the purchase price and costs, minus the deposit already paid at exchange). Finally, your solicitor transfers the full remaining balance to the seller’s solicitor via the CHAPS (Clearing House Automated Payment System) network.
Legal completion and the keys
Once the seller’s solicitor confirms they’ve received the funds in full, the transaction is legally complete. They’ll then contact the estate agent to formally authorise the release of keys.
At this point, you’re free to collect the keys and begin moving in. If you’re part of a property chain, this usually happens by early afternoon, as funds must move through several solicitors’ accounts in sequence.
When heading to the estate agent, remember to bring a form of photo ID (such as a driving licence or passport). Agents often require this to verify your identity before handing over the keys.

Post-completion formalities
Even after you’ve moved in and started unpacking, your solicitor continues working to finalise the legalities.
They’ll pay any Stamp Duty Land Tax (SDLT) due to HMRC. This must be completed within the strict 14-day deadline to avoid penalties. They’ll also apply to the Land Registry to record you as the new registered owner.
While official registration can take several weeks (or sometimes months) due to Land Registry backlogs, you’re the legal owner from the moment of completion. You have full rights to the property and can enjoy your new home immediately.

Your completion day checklist
To ensure your move goes as smoothly as possible, keep these three things in mind.
Take photos of the gas, electricity, and water meters as soon as you enter the property. Keep your phone charged and stay reachable – your solicitor will call you the second completion is confirmed. And pack a first-night box with a kettle, tea, coffee, snacks, and basic toiletries so you don’t have to hunt through crates on your first evening.
