Making an offer is the first major hurdle of your home-buying journey. While the wait can feel agonising, understanding the rhythm of the property market will help you stay in control. Typically, you can expect a response within 24 to 72 hours, but several factors can shift that window.
The standard timeframe
Most estate agents aim to get a decision to you within one to three working days. This gives the agent time to formally verify your buyer profile, checking your ID, your Agreement in Principle (AIP), and your deposit before presenting the case to the seller.
What triggers a fast response
Offers backed by Open Banking and Digital ID apps are often processed same-day. Because the agent doesn’t have to manually verify bank statements, they can move your offer to the verified pile immediately.
Sellers who listed during the busy winter period and haven’t yet secured a buyer are often highly motivated to accept quickly to avoid their listing going stale.
As a first-time buyer, you’re the gold standard. Sellers who have had previous deals fall through will often jump at a chain-free offer to guarantee a smoother move.
What causes a slower response
If the property is popular, the agent may set a deadline for all offers. They won’t respond to anyone until that deadline has passed and they’ve compared every bid.
Under current reforms, many sellers now provide a digital property pack. If your offer is complex or contains specific conditions, the seller may be consulting their solicitor to see how your terms align with their pack.

What to do while you wait

Shortlist a few local surveyors. In busy periods, the best surveyors book up weeks in advance.
Keep an eye on Rightmove’s sold section for the last six months. If the agent comes back with a counter-offer, you’ll want fresh data to decide your next move.

When to follow up
If 72 hours pass without a response, a polite nudge is professional, not pushy.
Try something like: “Hi [Agent Name], just checking in on our offer for [Address]. Our Digital ID and funds are already verified, and our solicitor is ready to receive the Memorandum of Sale immediately. Is there any further info the seller needs?”
