Gathering your documentation early is the single most effective way to prevent delays. Having your documents ready before your offer is accepted can shave up to three weeks off your timeline.
Identity and residency
Your solicitor cannot legally open your file until they’ve verified who you are.
You’ll need photo ID, a valid passport or photocard driving licence. You’ll also need two separate proofs of address (such as a utility bill, council tax statement, or bank statement) dated within the last three months. Your National Insurance number is essential for your mandatory Stamp Duty return.
Evidence of funds
Solicitors don’t just need to see that you have the money, they need to see the audit trail.
For source of funds, you’ll need at least six months of bank statements. If you moved money from a savings account to a current account, you must provide statements for both to show the transfer.
For source of wealth, you’ll need evidence of how the money was built up. This could be payslips, a P60, or legal letters confirming an inheritance or a previous property sale.

Financial and property essentials
You’ll need your Mortgage Agreement in Principle (AIP) to prove you’re a qualified buyer, and the Memorandum of Sale provided by the agent once your offer is accepted. If you’re using a Lifetime ISA (LISA) or Shared Ownership, you’ll need the relevant scheme paperwork too.
The six-month rule
Most solicitors require a clear six-month history. Avoid making large, unexplained cash deposits into your savings account during this window, as these can trigger complex queries that delay your purchase.
