Transparency on fees

No two properties or transactions are the same. Sometimes, the specific circumstances of your transaction can increase the complexity of your case, which may cause additional fees to arise. We\'re here to help you understand all the costs associated and we\'ve included a list of the minimum fees that may apply for additional services, (depending on your transaction and needs) below. Your lawyer will work with you to understand your requirements and will be transparent throughout the process.

Minimum fees for further services you may need from us

In our experience these are the most common additional services required in the context of a property transaction. This is not intended to be an exhaustive list and further searches or services may be required in specific contexts. We will always keep you fully updated on costs throughout the life of your transaction and will never incur costs without your prior approval. Please note that these fees are subject to VAT.

  • Dealing with management companies for freehold (£150): On a leasehold sale there may also be a third party fee charged by the landlord or managing agent for supplying information which a buyer\'s solicitor will request relating to future works plans to the building, service charges, ground rent and buildings insurance.
  • Deed of variations (£400): Leasehold property only - it\'s impossible to give an estimate of fees for this as it would depend on extent of work involved and complexity but it\'s for the situation where the lease may need amending.
  • Statutory declarations (£150): This is a sworn statement of truth and can be required for a variety of reasons on the sale of a property usually to be sworn by the seller as supporting evidence in relation to some aspect of the legal title most commonly a land registration issue.
  • BSA Supplement (£500): Our BSA supplement fee is to cover the additional work involved in leasehold transactions where the Building Safety Act 2022 applies. Please note this supplement is a minimum fee and may be subject to increase depending on the complexity of any BSA related work. We will discuss this further with you at the time of instruction.
  • Gifted deposit (£150 per gift): You may receive a contribution towards the purchase price by way of gift, generally from a family member. This is called a gifted deposit. There is an additional charge for work we carry out to meet all due diligence requirement surrounding the circumstances of the gift and if you have a mortgage lender they may also have requirements relating to any gifted deposit which we will need to address. Please note we will need to carry out verification of identity checks on any donor making a gifted deposit and there will be additional charges for this.
  • Enhanced Source of Funds Checks (including Funds from Overseas - £75 per bank account): Enhanced due diligence may be necessary depending on your source of funds (including funds from overseas). Once you have provided information to your solicitor regarding the source of funds for your purchase they will assess and discuss with you whether additional fees will apply due to enhanced due diligence requirements.
  • Lifetime ISA or Help to Buy ISA (£50): Additional work involved in us dealing with all requirements relating to any funds release from a LISA.
  • Acting for a limited company (£250): If you are purchasing in the name of a limited company as opposed to your personal name additional work may be necessary.
  • Expedited exchange & complete (£100 less than a week, £250 same day): Additional services to speed up the process of a transaction.
