Safeguarding your purchase documents is a crucial final step. While much of your property’s history is now stored digitally at the Land Registry, these documents serve as your primary evidence for years to come, especially when it’s time to remortgage or sell.
The legal essentials
These are the core documents that prove the transaction took place and define your legal obligations. The TR1 (Transfer Deed) is the official document that transferred the legal title from the seller to you, this is also the key document used during registration, which we explain in our guide on how registration works. Your signed contract contains the terms and conditions agreed upon at exchange. Your mortgage deed and offer details your loan, interest rates, and the lender’s legal charge over your home. Your Stamp Duty submission receipt (SDLT5) is critical proof from HMRC that all tax liabilities have been settled.
The home history pack
When you eventually sell, the buyer’s solicitor will ask for these. Keeping them now will save you hundreds of pounds in replacement fees later.
Your Property Information Forms (TA6 and TA10) contain the seller’s formal declarations about boundaries, disputes, and what fixtures were left behind. Your survey and search reports include your environmental, water, and local authority searches. Building regulation certificates cover things like FENSA certificates for windows, HETAS for wood burners, and Part P for electrical work. Service records include your latest Gas Safe boiler service record and any warranties for appliances left in the property.
How to store your property bible
A hybrid storage approach is the gold standard for security. Keep original signed deeds and indemnity policies in a fireproof safe or a secure filing cabinet. Then scan every page and store them in a secure, encrypted cloud folder. This ensures you can access your boiler warranty or search results from your phone if an emergency arises.
