Search backlogs
While reforms have digitised many councils, search turnarounds still vary wildly. Some local authorities return results in 48 hours; others, facing staffing shortages or high volumes, can take 4-12 weeks.
Progressive solicitors use day-one ordering. Where a lender allows, they can also utilise personal searches or search indemnity insurance to keep the process moving if a council is particularly slow.

The chain reaction
Most first-time buyer purchases are the bottom link in a chain. Your purchase is only as fast as the slowest person above you. If a seller three links up has a survey issue or their own purchase falls through, it can stall your move.
Maintaining weekly contact with the estate agents involved in the entire chain, not just your seller, allows your solicitor to spot problems like an expiring mortgage offer before they ripple down to you.
Leasehold and management delays
If you’re buying a flat, you’re dependent on a third party: the management company or freeholder. Obtaining the management pack (LPE1 form) often takes weeks. Many companies still use slow manual processes for providing service charge accounts and fire safety (EWS1) certificates. Flagging missing leasehold data the moment the contract pack arrives gives the management company maximum time to respond.

Mortgage and valuation shocks
Lenders are highly sensitive to environmental risks and energy efficiency (EPC) ratings.
If a surveyor values the house lower than your offer due to structural issues or a poor EPC, your lender may reduce your loan, this is called a down-valuation. Anti-Money Laundering (AML) regulations are also strict. If your deposit involves gifted funds, the verification of the donor’s ID and bank statements can add days of administrative back-and-forth.
