Elmira has more than 20 years of experience in the legal sector. She qualified in 2015 and advises on a wide range of residential property matters, including acting for property investors and high-net-worth individuals. She has a particular interest in heritage and listed properties, as well as complex titles. Elmira acts for clients across England and Wales, including international clients purchasing properties in the UK.

Elmira takes a pragmatic and client-focused approach to conveyancing. Her fluency in Russian also allows her to support Russian-speaking clients in understanding the conveyancing process and the legal terminology that can sometimes be difficult to follow in English. She understands that property transactions can often feel complex, so she aims to make the process as clear and straightforward as possible through proactive communication and practical advice. She places strong emphasis on efficiency and attention to detail, working closely with clients, estate agents and other professionals to keep transactions progressing smoothly and to resolve issues quickly, often before they arise. Elmira believes in being accessible and responsive so that clients feel supported and informed at every stage. 

Career Highlights

Before joining Setfords, Elmira worked at several established law firms, including Osborne Clarke, where she acted for major property developers. She has also held senior roles, including Senior Associate and Head of Conveyancing. Elmira is fluent in Russian and can assist Russian-speaking clients with navigating the conveyancing process. Earlier in her career, she worked as a music teacher and performed on stage with a theatrical society.

Throughout her career, Elmira has successfully resolved complex title issues and historic defects, enabling transactions that initially appeared unable to proceed. In one instance, she was instructed by clients who had experienced difficulties with a high-volume conveyancing firm and was able to analyse the title, resolve the issues and progress the matter through to completion. She has built long-standing relationships with repeat clients and property professionals, and has also written articles on residential property and conveyancing topics, as well as taken part in professional interviews and discussions relating to property transactions. 

Outside of her legal practice, Elmira enjoys travelling, writing and keeping up to date with developments in the property market. She has a keen interest in architecture and historic buildings, which complements her professional interest in heritage and listed properties. She values building strong professional relationships and enjoys networking with professionals across a range of industries.
