Samantha is a Fellow of the Chartered Institute of Legal Executives (FCILEx) and a CILEx Litigator with practising rights, with over 20 years’ experience in private practice. She specialises in residential and commercial property, litigation and property disputes.

Samantha takes a practical, commercial and client-focused approach to her work. She prides herself on being approachable and providing clear, straightforward advice, while understanding each client's objectives and finding pragmatic solutions to problems.

Samantha particularly enjoys working directly with clients and building strong, long-standing relationships, as well as the variety that comes with property and litigation work. She enjoys tackling complex issues, finding practical solutions and providing clear, commercially focused advice, and is proud of the experience she has gained throughout her career and of the trust clients have placed in her.

Career highlights

With more than 20 years’ experience in private practice, Samantha has acted on a broad range of residential and commercial property matters, as well as complex disputes and litigation.

One of the most notable cases in Samantha's career involved acting for a claimant in the significant Court of Appeal case of Network Rail Infrastructure Limited v Williams & Waistell (2018) concerning Japanese Knotweed and private nuisance.

The case attracted significant national attention and remains a notable case in the development of the law relating to Japanese Knotweed claims. The Court of Appeal clarified how the presence and encroachment of Japanese Knotweed could constitute an actionable nuisance, recognising its impact on the use and enjoyment of residential property.

Being involved in a case that helped shape the approach to Japanese Knotweed claims was a particular highlight of Samantha's career and reflects her experience in handling complex property and litigation matters.

Prior to Setfords, Samantha also held a Director role at a law firm, giving her valuable experience in the wider management and commercial operation of a legal practice. This also equipped her with experience in client management, business development, compliance, strategic management and day-to-day running of a firm. Thanks to this role, Samantha gained a broader perspective on the needs of both private and business clients which complements her legal expertise with a strong understanding of the commercial considerations that can underpin property transactions and disputes.

Outside of work, Samantha enjoys spending time with family and friends and keeping active. She also enjoys getting involved in local activities and supporting her community where possible.
